May 2006 - Association Meeting Notes:
While attendance numbers were down from last year's stellar attendance, we still had a large group of caring homeowners. 38 homes were represented at the meeting and participation was good. Here's what was discussed.
- New 2006-2007 Officers Elected
We easily filled the President and Vice President slots and with the help of two other caring individuals, filled both the Treasurer and the Secretary slots. Thanks were given to outgoing Treasurer Mary Jo Ray who unselfishly has handled WEHA finances for at least the last 6 years. What a great example she has been!
- Treasurer's Report - YOUR ASSOCIATION IS NEAR BANKRUPTCY
The treasurer's report was grim with a measly 25% of homeowners paying their dues last year. This means we are unable to continue to provide the services you've come to expect - like nicely manicured entryways and picnic grounds. Underfunding has put your association, your neighborhood, and your home values at risk with closure of the association a real possibility. To offset this possibility, we will be conducting an early drive for dues this year to bolster the bank account of the association. Without this funding, the lawn maintenance, other services, and your association will cease to exist. This is not an exaggeration.. If you have not paid your dues for 2006, please do so immediately. Dues for 2006 are a measly $35 but we will gladly accept a gift of additional funds. Send your payment to: Winchester Estates Homeowners Association, P.O. Box 573, Huntsville, AL 35804
- Clubhouse Maintenance
Since 2004, pleas have gone out to garner volunteers to help maintain the clubhouse. WEHA desperately needs help from volunteers and sponsors for carpentry and pest control work. A group of 5 men could easily restore the entire clubhouse on a Saturday or a weekend. We have building repair and remodeling businesses in the neighborhood and none of these neighbors have so much as even mentioned helping. And because only a few have helped in the past, the clubhouse has gone from bad to worse. What was once a small repair job is now a restoration project. Even worse, termites have now done considerable damage and the clubhouse may be beyond repair with demolition being the only option. As such, under current consideration is selling the two lots that house the clubhouse and picnic area. What a loss that would be. Comments are encouraged on this topic on the WEHA web site discussion board.
- Fence Replacement
The new board is looking for volunteers to begin replacing the split-rail fencing at the neighborhood entrances. This fence is the original fence from Phase I of the subdivision. It is so worn and rotted that it breaks frequently and is more of an eyesore than an enhancement.
- Social Scheduling & Welcome Committee
We had good interest in forming a welcome committee as letting new homeowners know about the association continues to be problematic. Three volunteer stepped up to help with this effort and we could still use more. Thank you ladies for your great volunteer spirit. May your example be an encouragement to others!
- Legal Assistance
WEHA continues to need just a few hours of legal consulting in support of our efforts to get better compliance with neighborhood bylaws. If anyone knows of attorneys that would offer us a few hours of their time, that would be a super benefit to all of us. We really just need a few hours of their time.
- Neighborhood Watch
We will attempt to get the leadership at the Sheriffs' office to help with our neighborhood watch program and sincerely hope they will find the resources to better support our efforts to secure this neighborhood. Meanwhile, a few caring neighbors continue to patrol the neighborhood, thwarting crime, slowing the speeders, and chasing away the undesirables. We hope everyone will make an extra effort to slow their cars, look for suspicious activity, turn on their high beams at night, and report any activity that doesn't seem right.
